1) Purpose of the Website

Lawton.rent is provided for the purpose of marketing and managing rental properties owned by BWT LLC in Southwest Oklahoma. Through this website, prospective and current tenants may:

  • View available rental properties.
  • Submit rental applications.
  • Communicate with us regarding leasing.
  • Make rental payments via our integrated payment processor.

2) Eligibility

To use our services, you must:

  • Be at least 18 years old.
  • Provide accurate, truthful, and complete information when submitting inquiries or applications.
  • Comply with all applicable laws and regulations.

3) Rental Applications and Agreements

Submitting an application does not guarantee approval or tenancy. Approval is subject to BWT LLC's application process, including background and credit checks. Tenancy is finalized only upon signing a written lease agreement.

4) Payments

  • All payments are processed securely by Stripe. The payment fields on this site are served and controlled directly by Stripe and embedded into our pages; your card or bank account details are transmitted straight to Stripe and never pass through, or get stored on, our servers.
  • BWT LLC does not collect or retain credit card or bank account numbers. We retain only a record of the transaction: who paid, for which property, what it was applied to, the amount, the fee, and Stripe's confirmation reference.
  • By submitting a payment, you authorize Stripe to process the transaction on our behalf.
  • Card processing fee. You choose your payment method before you pay. Paying by card adds a processing fee of 3% + $0.50, which is calculated and shown to you as a separate line item before you confirm. Paying by ACH bank transfer from a U.S. bank account incurs no processing fee.
  • ACH timing. Stripe-verified ACH payments usually post immediately. Unverified ACH payments may take 2–3 business days to clear. Allow enough time for a payment to be received by its due date.
  • Late fees, returned payments, and other charges will be applied as described in your lease agreement.

5) Automatic Monthly Payments (AutoPay)

  • If you set up AutoPay, you authorize BWT LLC to charge the payment method you select for the monthly rent amount you enter, on a recurring monthly basis, until you cancel.
  • If you pay by card, the 3% + $0.50 processing fee is added to each monthly charge. If you pay by ACH, there is no processing fee.
  • Your payment method is stored by Stripe, not by us. You may update your payment method, review your payment history, or cancel AutoPay at any time through the secure Stripe billing portal linked from our AutoPay page.
  • Cancelling AutoPay stops future automatic charges. It does not by itself waive rent that is owed under your lease.
  • It is your responsibility to keep the payment method on file valid and funded, and to enter the correct rent amount from your lease.

6) User Responsibilities

When using Lawton.rent, you agree not to:

  • Provide false or misleading information.
  • Interfere with the operation or security of the site.
  • Attempt to access data that does not belong to you.
  • Use the site for unlawful purposes.

7) Intellectual Property

All content on Lawton.rent (including text, graphics, logos, and images) is the property of BWT LLC and may not be copied, reproduced, or distributed without prior written consent.

8) Privacy

Your use of Lawton.rent is also governed by our Privacy Policy, which describes how we collect, use, and safeguard your information.

9) Disclaimer of Warranties

The site and its content are provided "as is" and "as available." We make no warranties, express or implied, regarding the accuracy, availability, or suitability of the information provided.

10) Limitation of Liability

To the maximum extent permitted by law, BWT LLC is not liable for any damages resulting from your use of the site, including but not limited to loss of data, loss of profits, or service interruptions.

11) Third-Party Services

Payments and certain site functions rely on third-party providers, including Stripe. We are not responsible for the actions, policies, or security practices of these third parties.

12) Termination

We reserve the right to suspend or terminate your access to Lawton.rent if you violate these Terms or engage in any activity that may harm our business or reputation.

13) Changes to Terms

We may update these Terms from time to time. The "Effective Date" above will reflect the latest version. Continued use of the site constitutes acceptance of updated Terms.

14) Governing Law

These Terms are governed by the laws of the State of Oklahoma, without regard to conflict-of-law principles.
